Fresh paint. Yes most new home buyers will likely repaint, but there is something about a fresh coat of paint that draws buyers in.. Open floor plan – get rid of unnecessary end tables, cabinets etc. Too much stuff shrinks the size of the rooms and doesn’t allow buyers to vision their things there.. Make the yard attractive, plant flowers (doesn’t have to be fancy, $ 20 at walmart for a cheap bunch), neatly cut grass, etc.. Open the windows (weather pending of course) you’d be amazed at how buyers are attracted to nice breezy, natural sunlit rooms.. Have ample lighting in any areas of the home that you can not see well into, like closets, basement, attic etc.. Offer incentives (if possible) state in your home sale ad what the sale includes, washer/dryer, stove etc (if anything) If you do intend on leaving them make sure it’s mentioned.

Appearance is everything! especially curb appeal. Dont any of you watch HGTV? If the people looking at the house do not like the way the house looks they are going to move on. Clear the clutter, new paint is an excellent idea as long as its not radical colors like neon green or orange or red. Use neutral colors. Also its a good idea to have some bottled water available and if its really hot turn the AC on no one wants to feel uncomfortable while looking at homes if its too hot they will not want to spend as much time and will be annoyed at the heat. If there IS a cool breeze and its not humid then yes open all the windows.
